Safety Checklist for Homeowners

𐄂 License: Ask to see a copy of the contractor’s license. Verify it is active and in good standing with the Contractors State License Board (CSLB). You can easily check the status of any license at cslb.ca.gov

Workers’ Compensation Insurance: Make sure your contractor carries workers’ compensation insurance for all employees doing work on your property. Otherwise, you can be held liable for any cost associated with injuries that occur during the job.

Contract: Don’t let a contractor tell you a contract is not necessary. Contracts are required by law for any project over $500. Make sure you understand exactly what materials and services are to be provided with the agreement.

Payment: Do not pay a large deposit. Contractors are prohibited from charging a deposit in excess of 10% or $1,000, whichever is less. There are also restrictions on payment schedules.

Work Change Orders: Insist that change orders are documented in writing and signed by both parties (homeowner and contractor).

Communication: Expect active communication. A reputable contractor wants to work within your budget and will be as transparent as possible with the proposal.

Expectations: Establish clear expectations to help prevent future misunderstandings. Make sure the proposal is detailed and includes all work and materials that have been discussed.
